01Information We Collect

Information you give us directly. When you submit an inquiry form, request a tour, start a pre-application, or use our chat assistant, we collect the information you enter. Depending on the form, this may include your name, email address, phone number, preferred suite type, desired move-in date, lease term, number of occupants, pet details, how you heard about us, and any message or notes you write.

Pre-application and qualification information. If you choose to complete the optional tour pre-application, we also collect employment status, employer, job title, income range, current address, current monthly rent, and reason for moving. These fields help our leasing team prepare for your tour and are provided at your option.

Information collected automatically. Like most websites, the Site automatically receives technical data such as your IP address, browser and device type, operating system, referring page, pages viewed, and time spent on the Site. We use this to operate and secure the Site, measure performance, and prevent fraud and abuse.

02How We Use Your Information

We use the personal information we collect to:

• respond to leasing inquiries and answer your questions;
• schedule, confirm, and follow up on suite tours;
• create and manage a guest card, rental application, or lease file;
• send you availability, pricing, and promotional updates about Santé where you have asked to receive them;
• operate, maintain, analyse, and improve the Site;
• detect, investigate, and prevent fraud, spam, and security threats; and
• meet our legal, regulatory, tax, and accounting obligations.

03Cookies, Analytics, and Advertising

The Site uses cookies and similar technologies to remember your preferences, understand how the Site is used, and measure the performance of our marketing.

Google Analytics and Google Tag Manager. We use Google Analytics to understand aggregate Site traffic and behaviour. You can prevent Google Analytics from collecting your data by installing the Google Analytics browser opt-out add-on.

Meta Pixel. We use the Meta (Facebook and Instagram) Pixel to measure the results of our advertising and to show relevant ads to people who have visited the Site. You can manage ad personalization in your Facebook or Instagram ad settings.

Most browsers allow you to block or delete cookies through their settings. Blocking cookies may affect how parts of the Site function.

04How We Share Your Information

We do not sell your personal information. We share it only as follows:

• Our leasing and property management team at Patry Inc., so they can respond to you and manage your tour, application, or tenancy;
• Yardi Systems, Inc., which provides the property management platform behind our guest cards and the RentCafe / SecureCafe applicant and resident portals;
• Microsoft, which hosts our online tour booking system and the cloud environment running our chat assistant;
• Google and Meta, in connection with the analytics and advertising technologies described in Section 03;
• website hosting and IT service providers that operate the Site on our behalf; and
• law enforcement, regulators, or other parties where we are required or permitted by law to do so, or to establish or defend legal claims.

Some of these service providers may store or process personal information outside Canada, including in the United States. Where that happens, the information may be accessible to courts, law enforcement, and national security authorities of that jurisdiction under its laws.

05Data Retention

We keep personal information only as long as we need it to respond to your inquiry, administer your application or tenancy, and satisfy our legal, tax, and accounting obligations. When it is no longer required, we securely delete it or render it anonymous.

06Security

We maintain reasonable administrative, technical, and physical safeguards to protect personal information against loss, theft, and unauthorized access, disclosure, copying, use, or modification. No method of transmission or storage over the internet is completely secure, however, and we cannot guarantee absolute security.

07Your Privacy Rights

Subject to applicable law, you may:

• request access to the personal information we hold about you;
• ask us to correct information that is inaccurate or incomplete;
• ask us to delete information we no longer need to retain; and
• withdraw your consent to our use of your information, or unsubscribe from our marketing messages at any time.

Withdrawing consent may limit our ability to respond to your inquiry, hold a suite, or process your application. To exercise any of these rights, contact us using the details in Section 10. We may need to verify your identity before acting on a request.

08Third-Party Services and Links

Our applicant and resident portals are operated by Yardi Systems on the RentCafe / SecureCafe platform and are governed by Yardi's own privacy policy. Our online tour booking is provided through Microsoft Bookings and is governed by Microsoft's privacy statement. The Site may also link to other third-party websites. We are not responsible for the privacy practices or content of those services, and we encourage you to review their policies directly.

09Changes to This Policy

We may update this Privacy Policy from time to time. The revised version takes effect when it is posted on the Site, and the "Last Updated" date above will reflect the change. We encourage you to review this page periodically.
